Make sure it doesn’t read "Ice cream" or something else yummy thieves might want to try. • Hide your savings among buttons, threads, and other sewing accessories. Unless thieves suddenly need to sew something, they most probably won’t look for your money in there. • In a pair of old shoes, clothes, or maybe in an old computer that no longer works. Make sure it all looks like junk you have not disposed of yet. 3 Fatal Mistakes in Buying Land

http://www.3fatallandbuyingmistakes.com Hi, Mark the LandGeek here. Let's talk about those 3 fatal mistakes that I see the average real estate investor making every single day. First big mistake -- you've got to call the county recorder and confirm that that seller owns the property. So what do you do? First of all, you find out exactly what county that property is located in. Then you quickly go on at naco.org, and it's www.naco.org. That lists all the counties in the country. Do a quick search. You can do with the state, you can do the county -- whatever you want to do, but make sure you go there. Then all you need to do is if you don't want to talk on the phone, you can email the recorder and simply ask who owns this property at this legal description. They will email you back where they'll tell you it's Frontier Equity Properties LLC. When was it recorded? And that gives you a big clue as to how long did that seller own that property. Are they buying it for long-term? Are they flipping it? What's going on with that property? It kind of gives you a little bit more in the story anyways. So now you've got that information. Again, email our seller now and say, "Hey, can you fax me or email me a copy of your recorded deed for that property?" When they do it, we get to go, to take some time, a little sketchy. If they don't do it at all, don't buy the property. What I have seen is people go online and they can just easily copy now whatever ad is online and say, "Hey, that's my property". They can use a fake PayPal account or a fake Escrow account and take people's money. The typical term for this is a 'phishing' scam. That is the number one fatal mistake that I see people make. You've got to confirm that that seller owns that property; otherwise, who knows what you are getting into. Now there are situations where I have actually sold property on an auction and that's a whole other ballgame because I am just controlling that. If that's the case, then you need to have a copy of the auction agreement to see that they are controlling that property. Otherwise, look out - not a good thing at all! All right, second most fatal mistake I see the average real estate investor making online is they get really excited about the property. They are going to build their dream home there or they are going to put their RV on the property. They are just going to camp out and hang out six months out of the year, or they are going to raise sheep, they are going to do something cool on that property. But they don't confirm with the County Planning and Zoning Commission if what their use for that property is allowed. And so they will invest thousands of dollars, ultimately to be disappointed, and 99.9% of the sellers out there, they don't guarantee that property. You are stuck with it and now whatever dream you had to do on that property is wasted, and then you've got to go on and try to resell that property and so whole hassle and just a big bar of disappointment. So, what do you do? Like we did with the first mistake, we've got to contact the County Planning & Zoning Commission. We are going to go back to our website www.naco.org. We are going to find our county and we are going to call or email planning and zoning. We are going to give them the legal description of that property along with the assessor's parcel number and we are just going to ask the questions -- what restrictions are on this property? What can I do on this property? Can I build a house? Can I raise sheep? Can I camp? Can I put my RV? All these things are very important when trying to determine that your use for that property is allowed. So it's very, very important that you do that. The third most common fatal mistake I see buyers making every day and being really, really disappointing with their purchase, is not calling the County Treasurer to confirm that the taxes are paid current. This one is really something that I have seen time and time again, bite people on the tush. So it's really important that again, we are going to go back to our site www.naco.org -- N-A-C-O, we are going to find our County Treasurer, then we are going to shoot them an email -- again, with the legal description and assessor's parcel number and that information you should be able to get from your seller very easily and it should be on the ad. If it's not, you need to email your seller and get that information. And then you are simply going to confirm the taxes are paid current. If they are not paid current, you need to email your seller and ask them, "Who is responsible for these back taxes? I assume you are." If they say, "Oh, you are responsible for those back taxes", then you've got a decision to make. Well, how much are they if their owner is going to pass on that deal? If they are reasonable and you are getting at a good price, well, maybe pay the back taxes -- big deal. http://www.3FatalLandBuyingMistakes.com

How does the property feel to you? This is subjective, but ask yourself this. 2.Go over the numbers, the T12. This is objective. Do the numbers add up and make sense? 3.Go look at worst case scenario. Go look at the worst year ever. Will it still break even if another 2008 happens?

Financing rental properties the right way is a video about the two most commonly used ways to finance rental properties for real estate investors. The first way to finance a rental property is Investor A who purchases a $100,000 property and leaves $20,000 in the deal. He starts with $100,000 capital to invest. After 5 houses leaving in $20,000 this investor will run out of money. Investor B finances his rental properties using the BRRRR method which stands for Buy Rehab Rent Refinance Repeat. You are buying a house at a discounted rate and then forcing the appreciation upwards and value up to where the house is appraised at $100,000. So say you bought it for $50,000 then had $20,000 in repairs and then $10,000 in carrying, financing, and closing costs your total liability is now $80,000. The bank will lend you $80,000 or 80% of the $100,000 appraised value loan to value. Now you have a financed house and your original capital to reinvest. Assuming you've got your first investment property, in today's video I share 7 property investing tips on how to buy your second property investment, because it can be really difficult to maintain momentum in today's property market (Real Estate Market). First of all I must just say... a BIG congratulations on getting your first buy to let... that in itself is a great achievement. DOWNLOAD 50 POINT CHECKLIST: https://yourfirstfourhouses.com/ But if you've got your first property - and you're wanting to build a portfolio - here are 7 property investment tips to help you get past property number 2 and on to property 3 & 4. 1. Can you find a genuinely discounted property, often referred to as being below market value? If you can buy property number two at a genuine discount, you can generally refinance fairly quickly and pull some of that deposit back out of the deal, which you can then use to go and buy property number three. Now I'm going to hold my hand up here and say I personally didn't believe it was possible to buy a property at, say, I don't know, 20-25% below market value. But if you look in the right areas, and work with the right type of sellers, and create win/win solutions for those sellers, it is possible, and I've now done it many times. 2. Next, is there a way to add real tangible value to property number two? If you can add sufficient value, again you can refinance and pull a percentage of your money back out of the deal and use this to go and buy property number three. 3. Can you buy property number two in an area where there's a better chance of capital growth? Now, I appreciate that this one's just a little bit speculative, but I also believe that it's possible. For example, could property number two be located on or near a new transport link? Perhaps a new train station or tube line. Is the area about to undergo some serious regeneration? Has a big new employer just announced that they're about to move into an area and create a lot more jobs? These are all good examples of where you might get a better chance of capital growth, potentially. Accelerated capital growth means you can refinance property two sooner, and then use these funds to go out and buy property number three. 4. When you refurbish property number two, document everything. Now, I've talked about this before, so I'm referring to before and after photos, video walkthroughs, floor plans, etc. because this material might be just what's needed to convince a joint venture partner to help you fund property number three. 5. Can I suggest some investment in your property education might help you to finance property number two without needing to use your own cash. So you can then use this cash to go out and buy property number three. Now there's lots of places to get this training, and dare I say you might want to check out the online property masterclass, where we cover this subject in a lot of detail. https://yourfirstfourhouses.com/opm/ 6. If you don't need the income from property number one right now, because you've got a well paid job, could you save this income and use this to finance property number two? If property one was a rent to rent, for example, cash flowing say, I don't know, £800 a month, that's £9600 a year, which is potentially enough to get you into two rent to rents, and perhaps one of them might have an option on it. 7. Lastly, could you perhaps pull your resources with someone else, and go in together to buy property number two? And perhaps do the same with property number three, and maybe the same with property number four. This might be a good friend or family member, but it's a great way to gain real momentum, especially if part of the deal is that you're going to hold each other accountable. But if you're going to do this, please, please, please make sure you have a formal contract in place, even if it's a family member.
